Green Arrows: Great for your stocks, not so great for your real estate value.

Green, the color of good news.

In the stock market, a glowing green arrow pointing up can trigger instant dopamine. Your stocks went up and you're in the green! Flip over to a real estate listing, and that same green arrow means the dreaded price reduction, and that’s not good news for the homeowner!


The real estate market has shifted significantly.

This tiny colored icon has become the hidden psychological battleground of modern real estate. After years of aggressive bidding, the market is undergoing a major reality check. Countywide, buyers have finally stepped back to compare their choices carefully, forcing a significant portion of active properties to adjust their numbers.

For a real estate buyer, a price reduction is welcome news. Buyers are finally able to negotiate instead of blindly bidding. For a seller, it tells a different story. Right now, we’re seeing a significant number of price adjustments across Southern California, especially in parts of Orange County. In Laguna Niguel, for example, as of September 30, 2026, approximately 60% of active listings had already experienced at least one price reduction. Newport Beach was about 42% while Beverly Hills was at 26%.

The psychological danger?

In a shifting market, your initial listing price is your strongest marketing lever. Once your home displays a price drop icon, the psychology shifts from “Look at this premium property” to “I wonder what changed, and how much lower will they go?”

But there is a different opportunity: to think strategically about price before the property ever goes on the market. Because pricing a home is about much more than simply looking at comparable sales! A home doesn’t exist in yesterday’s market. It competes in today’s market, while buyers and sellers are making decisions based on what they believe is coming next.

Pricing a home isn’t a snapshot. It’s a forecast.

That’s where experience matters. The goal isn’t to predict the future perfectly. It’s to understand the market well enough to position a property intelligently within it. And when you do that, the price becomes more than a number. It becomes part of a well thought-out strategy.
